Navigating the Japanese Housing Market: Key Money & Guarantors
Renting in Japan
Renting an apartment in Japan comes with unique initial costs that you must be prepared for.
Shikikin (Deposit)
Typically 1-2 months of rent. It is used for cleaning and repairs when you move out, with the remainder refunded.
Reikin (Key Money)
A non-refundable "gift" to the landlord, usually 1-2 months of rent. It is a traditional practice.
Guarantor Company (Hoshogaisha)
Most landlords require a guarantor. If you do not have a Japanese national to act as one, you must pay a guarantor company (usually 50-100% of a month's rent).
Initial Move-in Costs
Important Note: Expect to pay 4-5 times your monthly rent upfront before moving in.
